Foggy Windows: Repair the Glass or Replace the Whole Window?

If you can't wipe the haze off a double-pane window from either side, the seal on the glass has failed. Moisture has gotten between the panes, and it won't go away on its own. The good news: a fogged window doesn't always mean a new window. Often just the sealed glass unit can be replaced in the existing sash. Whether that's the smart move depends on the frame, the age of the window and how many others are starting to go.

Why double-pane windows fog up

A double-pane window holds an insulated glass unit (IGU): two panes separated by a spacer and sealed around the edge. Many units are filled with an insulating gas such as argon, and the spacer holds a drying agent that soaks up any moisture trapped during manufacturing.

Over the years, the edge seal can fail. Repeated heating and cooling, sun on the glass, water sitting in the sash track and age all take a toll. Dayton gets roughly 110 freezing nights a year and both a heating and a cooling season (NOAA 1991–2020 normals), so the glass goes through a lot of temperature swings. Once the seal leaks, humid air gets in, the drying agent fills up, and moisture condenses between the panes. Left alone, it can leave a permanent mineral film on the inside surfaces.

First, check where the moisture is

  • On the room side: condensation inside on cold mornings is usually indoor humidity meeting cold glass. That's a ventilation or humidity issue, though it can also point to poor glass.
  • On the outside: dew on the exterior glass on cool mornings is common with efficient glass and isn't a seal problem.
  • Between the panes: if the haze, droplets or streaks can't be wiped from either side, the seal has failed.

Foggy window repair vs. replace: your options

Typical published ranges, not quotes (Modernize Aug 2026, Fixr Jan 2026, EcoWatch Jan 2025). Dayton installers' quotes vary.

Foggy glass: new insulated glass unit / glass replacement$150–$600 / $300–$880Fixr, Aug 2025
Vinyl / fiberglass / wood (unit)$350–$800 / $400–$1,500 / $600–$2,000Fixr, Jan 2026
Installation labor$150–$300 per standard window (up to $800 bay/bow)Fixr, Jan 2026
Dayton, energy-efficient vinyl window, installed$650–$1,100 per windowModernize, Aug 2026

The first row is the one that matters for most foggy windows. Fixr (Aug 2025) puts a new double-pane insulated glass unit at $150–$600 and broader glass replacement at $300–$880. Replacing the whole window brings in the unit and labor ranges below it. Size, glass type and access move every one of these numbers.

When replacing just the glass makes sense

  • Only one or two windows are fogged.
  • The frame and sash are solid, square and free of rot.
  • The window opens, closes and locks properly.
  • The window is relatively young, such as 1990s or 2000s vinyl, with years of life left in the frame.
  • Replacement glass in the right size and type is available for that window.

Glass replacement keeps your existing frame, trim and interior finishes untouched, and it's usually much quicker than a full replacement.

When the whole window should go

  • Several windows are fogging at once, which suggests the rest are close behind.
  • The sashes stick, won't stay up or don't lock.
  • You feel drafts around the frame, not just cold glass.
  • The frame is cracked, warped or rotting.
  • You're already planning to replace most of the windows on that side of the house.

Does a foggy window waste energy?

A failed seal means the space between the panes is no longer sealed, so some of the original gas fill has likely escaped and been replaced by air. That can reduce how well the glass insulates. How much it matters varies, and one fogged pane won't change a utility bill much on its own. The bigger concerns are the view, the mineral film that can build up, and what the failure says about the other windows of the same age. For glass performance in this climate, see the energy-efficient windows page.

What about defogging services?

Some companies offer to defog windows by drilling small holes in the glass, cleaning the space between the panes and sealing the holes. It can improve how the window looks. It generally does not restore the original edge seal or gas fill, so ask exactly what's being fixed and what, if anything, is warrantied.

Check your warranty paperwork first

Many replacement windows come with a separate warranty on the sealed glass unit, apart from the frame. If your windows were installed in the last couple of decades, look for the original paperwork or a label on the frame or spacer before paying for glass. Terms vary by manufacturer and may depend on whether the house has changed hands.

Dayton-area notes

Lead paint. About 85% of homes in the City of Dayton were built before 1980 (Census ACS 2020–2024). For homes built before 1978, federal law requires an installer replacing windows to be an EPA Lead-Safe Certified Firm. Small glass-only repairs can sometimes fall under EPA's minor-repair exemption, but removing painted glazing or stops often counts as disturbing paint. Ask the company how it treats your job.

Historic homes. In Dayton's locally designated historic districts, replacing glass in an original wood sash is generally a repair. Anything that changes the window's appearance should go through the Historic Preservation Officer. Single-pane historic sashes don't fog this way, but a storm window over them can trap condensation. See historic window replacement and repair.

No tax credit. The federal 25C credit ended for windows installed after December 31, 2025, so it won't help with glass or window replacement in 2026.

Questions to ask before you approve the work

  • Is the sash and frame sound enough to justify new glass?
  • What glass are you quoting: double or triple pane, low-E, gas fill?
  • Is the new glass unit warrantied, and for how long? Get it in writing.
  • How many of my other windows show early signs of seal failure?
  • For a pre-1978 home, will this job disturb painted surfaces, and are you an EPA Lead-Safe Certified Firm?

If you'd like quotes for both options, request free quotes, note which windows are fogged, and ask each independent installer to price glass replacement and full replacement side by side.

Frequently asked questions

Can a foggy double-pane window be fixed?

Usually the glass can be replaced rather than the whole window. The installer swaps the failed insulated glass unit in the existing sash. That works when the frame and sash are sound. Defogging services can improve the look but generally don't restore the original seal or gas fill.

How much does it cost to replace foggy window glass?

Fixr (Aug 2025) lists $150–$600 for a new double-pane insulated glass unit and $300–$880 for glass replacement more broadly. These are typical published ranges, not quotes; size, glass type and access change the price.

Does foggy glass mean I need all new windows?

Not necessarily. One or two fogged units in otherwise sound windows can often be fixed with new glass. If several windows of the same age are fogging, sashes stick, or frames are rotting, replacing the windows may be the better value.

Is a failed window seal an energy problem?

It can be. Once the seal fails, some of the insulating gas has likely escaped and moist air has gotten in, which can reduce how well the glass insulates. One fogged pane usually has a small effect on its own; the bigger issue is that it often signals aging windows.
